If you are being forced to sell your home due to military PCS orders, the Home Owners Assistance Program (HAP) may be able to help.  The HAP is a DOD program for service members who are being forced to relocate due to government orders, and who owe more that their home is worth.  The HAP program really works, and while it is a government program, with the expected red tape, it is certainly worthwhile.

If you have a mortgage guaranteed by the VA, you may be eligible for the VA Compromise Sale Program.  The VA Compromise Sale is essentially a short sale in which the VA participates.   Because the VA guarantees mortgages, it often makes more sense for the VA to make up some of the loss, rather than allow you to be foreclosed.  This program is available to anyone with a VA loan who can demonstrate financial hardship.
